2219 GRUBBY MILL RD BERWYN, PA 19312 at $3,350,000 is an interesting 5 bedroom 8 bathroom home. When we previewed this home we first noticed that the landscaping is lovely. Of particular note are the fire pits and patios made of flagstone…two of them.
What we really like is the custom interior. This is a lovely home with roughly the same features as 246 Ann Arbor Drive in Berwyn but is priced at almost two times the price. We feel that the Grubbs Mill home was priced higher than what the market will bare (maybe due to a strategy agents use to get listings called ‘buying the listing’). We also wonder if the lack of price change is due to the agent’s inability to price the property correctly or the owners’ reluctance to sell for a fair price.
